Comment: Urban renewal should leave behind more than a handsome facade

• Facades are easy to repair; social fabric is not
• Return rates and rent rises are more honest measures than footfall
• Renewal budgets need a line reserved for going slowly

When we judge whether a street has been restored well, the test was never how good the photographs look. It is whether the people who were there are still there.
